One of the biggest fears in construction is the phrase “hidden costs.” At Niharvik Construction, we eliminate that fear through detailed Cost Estimation and a comprehensive Bill of Quantities (BOQ). While architectural drawings define the shape of the building, the BOQ defines the financial reality.
A BOQ is not just a rough quote; it is a forensic breakdown of every single item required to build your project. We list every bag of cement, every linear foot of wiring, every hour of labor, and every specific fixture. This document translates the technical drawings into a clear, itemized shopping list with associated costs.
1. “Apples-to-Apples” Comparison Without a BOQ, comparing quotes from different builders is impossible. One might quote lower by excluding essential items like “painting” or “premium fixtures.” Our BOQ creates a transparent standard, so you know exactly what you are paying for and can compare bids fairly.
2. Financial Discipline & Control Construction projects often go over budget because of “scope creep.” A BOQ acts as a financial anchor. If you decide to change the flooring from tile to Italian marble mid-project, the BOQ allows us to calculate the exact cost difference immediately, helping you make informed decisions.
3. Essential for Bank Loans If you are financing your project through a home loan, banks require a detailed cost estimate to sanction the amount. Our professional, industry-standard BOQs are recognized by financial institutions, streamlining your loan approval process.
4. Prevents Disputes Ambiguity breeds conflict. By agreeing on specific brands, quantities, and rates in the BOQ before construction starts, we eliminate arguments later. Both you and the construction team have a signed, shared understanding of the deliverables.
The BOQ is a highly accurate estimate based on current rates. However, it is not a “fixed price” contract if market rates for raw materials (like steel or cement) fluctuate drastically. We include a “market fluctuation” clause and a contingency fund to handle this transparently.
A “per square foot” rate is a vague average that often leads to low-quality materials being used to maintain profit margins. A BOQ details exactly what brand of cement and what grade of steel is used. It prioritizes quality over vague averages.
Standard construction BOQs cover the “Civil” and “Finishing” work (walls, floors, plumbing, electrical). Loose furniture and soft furnishings (curtains, sofas) are usually tracked in a separate “Interiors BOQ,” which we can also prepare for you.
The BOQ is based on “measured works.” If the actual construction uses less material than estimated (without compromising quality), the final billing is adjusted to reflect the actuals. You only pay for what goes into your building.
