There is a special connection we have with our homes. But as time passes, families grow, styles change, and what once worked perfectly may now feel cramped or outdated. At Niharvik Construction, we believe you shouldn’t have to leave the neighborhood you love just to get the home you need. Our Renovation & Remodeling service breathes new life into tired properties, blending their original character with modern functionality.
Renovation is more than just a fresh coat of paint. It is about reimagining space. Whether it is tearing down a wall to create an open-plan kitchen, adding an extra floor for a growing family, or completely stripping a property back to its shell for a modern makeover, we handle it with surgical precision.
1. Increase Property Value (ROI) A strategic renovation is an investment, not an expense. Upgrading a dated kitchen or adding a modern bathroom significantly increases the resale value of your property, often offering a high Return on Investment (ROI).
2. Preserve the Location You Love Moving is expensive and disruptive (school changes, new commute). Renovation allows you to stay in your established community while enjoying the comforts of a brand-new interior.
3. Address “Hidden” Issues Older homes often have concealed problems like dampness, termite damage, or unsafe wiring. A renovation allows us to expose and fix these root causes permanently, making your home healthy and safe again.
4. Customized to Your Needs When you buy a house, you inherit someone else’s design. When you renovate, you design for yourself. You can finally have that walk-in closet, the home office, or the chef’s kitchen you have always wanted.
For minor remodeling (like one bathroom or a kitchen), yes. However, for whole-house renovations or structural changes involving dust and noise, we highly recommend moving out temporarily for your safety and comfort, and to speed up the work.
Renovations can uncover hidden issues (like a leaking pipe inside a wall). We always include a Contingency Fund (approx. 10-15%) in our initial budget to cover these unforeseen repairs without stalling the project.
In most cases, yes. However, we first identify if the wall is “load-bearing” (holding up the roof). If it is, we can still remove it but will need to install a structural steel beam (RSJ) to support the weight safely.
For internal changes (like tiling or painting), usually no. But for external changes (adding a floor, extending a balcony, or changing the facade), local municipal approval is required. We handle these legal submissions for you.
